“The building will respect the integrity of the surrounding historic fabric, but it will provide a contemporary interpretation of the classic architecture that dominates the area.”

– Amy Smith, Coda Development

Coda Development had recently completed two mid-rise loft style condos in the Midtown Nashville area, and decided to bring Midtown Lofts to the market in the same area. These upscale lofts included granite counter tops, spacious bathrooms with upscale fixtures, and a community pool in the back yard.

Midtown Lofts required blasting to excavate the lower level parking garage, and was surrounded on all sides by either residential single-family houses or busy midtown streets. This limited access and created material delivery and storage issues. The Parent Company’s construction expertise resulted in an efficient use of limited space, and blasting plans that respected the Midtown Loft neighbors.

  • Blasting The project required blasting to excavate the lower level parking garage. Blasting plans, coordination with the testing agencies and neighbors, along with protocols for investigating potential damage claims were put in place prior to any blasting. Communication with the neighbors was crucial to the success of the project during the blasting phase as well as during the construction.
  • Limited Space The size and location of the pool would have significantly limited our ability to access the work so a decision was made to hold off on the pool’s construction as long as possible. This provided us with an area to stage the work and make critical concrete placements without disrupting the neighbors or the traffic on the busy Midtown roadways.
