Coda Development wanted to step outside their normal “loft” style condo unit and build an upscale traditional condo to appeal to the empty nester. From sand and finish hardwood floors to granite counter tops to heavy molding profiles these units offer the type of living space traditional houses have without the maintenance.

The Parent Company’s ability to manage construction with a limited amount of room was essential to the success of this project. The Whitney’s structural design also required special acoustical attenuation to minimize the noise between floors and from unit to unit on the same floor. The Parent Company’s vigilance resulted in strict inspection protocols put in place to verify acoustical integrity of walls and ceilings prior to installing the drywall.

  • Tight Site There was minimal distance between the sides of the building and the property lines which prevented equipment from accessing the rear of the building. The Parent Company recognized this early in the design and recommended adding a drive thru gate at the back end of the lower parking garage. Parking spaces could be used in front of this gate, but if access was needed the spaces could be blocked off or accessed during the day when the residents were away. This turned out to be a win-win for both construction and post-construction as the Owner’s landscape maintenance crews could utilize this drive through.

 

  • Acoustical Inspections The structure was structural steel with wood infill framing. This required special acoustical attenuation to minimize the noise between floors and from unit to unit on the same floor.
